Acceptance is not the finish line; it is day zero of a 30-day sprint with about twenty deadlines in it. This is the timeline Reign TC runs on every Las Vegas file, so agents and clients know what happens when, and what a missed day actually costs.

Days 1 to 3: open the file

Executed contract to title and lender. Escrow opened, earnest money deposited by the contract deadline and the receipt saved to the file. Intro emails to every party with the key dates. Seller Real Property Disclosure ordered if it is not already in hand. HOA resale package ordered the same day.

Days 3 to 10: due diligence

Inspections scheduled and completed inside the due diligence period. Repair requests written as an addendum, not an email. Seller responses tracked to the deadline. Appraisal ordered by the lender. Disclosures reviewed and signed. If the deal is going to fall apart, this is where it happens, and this is where the No Close, No Fee promise matters.

Days 10 to 20: the middle

Appraisal received and compared to the contract price. Loan conditions chased weekly. HOA package delivered to the buyer with a signed receipt and the rescission window calendared. Home warranty ordered. Title commitment reviewed for surprises. Any date changes documented by addendum, never by text.

Days 20 to 30: closing

Loan approval and clear to close. Final walkthrough scheduled. Settlement statement reviewed line by line, including the TC fee if it is on the statement. Signing appointment confirmed with the client and the notary. Funding and recording, keys released, closeout package uploaded to the brokerage, and thank-you and review requests sent.
