What a TC does on a Las Vegas file
Once your contract is executed we open the file the same business day, extract every contingency and deadline, and send the intro emails to the buyer or seller, lender, title and the other agent. From there we chase everything: earnest money receipt, disclosures and SRPD, inspection and repair addenda, appraisal, loan conditions, the HOA resale package, CIC docs, signing appointments and closeout uploads to your brokerage.

Contract to close is $495 per side, paid on the settlement statement or from commission at closing. Dual-sided files are $795, new build or land $275, and pre-listing setup is $95. If the deal falls apart, you owe nothing for the contract-to-close work. Team and brokerage rates are available.
