What is a transaction coordinator?
A transaction coordinator (TC) is a licensed real estate professional who manages the administrative side of a transaction from contract to close: paperwork, deadlines, compliance and communication between all parties, so nothing falls through the cracks.
Why should I hire a TC?
A TC takes the paperwork, deadline tracking and party follow-up off your plate from contract to close, so your hours go to clients and the next deal. You stay the agent of record and the only voice your client hears on strategy.
How much does a transaction coordinator cost in Las Vegas?
Most Las Vegas TCs charge $350 to $600 per side. Reign TC charges $495 per side, $795 dual-sided, $275 for new build or land, $95 for pre-listing setup, and $25 per written offer. Your first file with Reign TC is $100 off.
Is there a fee if the deal doesn't close?
No. Reign TC's contract-to-close fee is No Close, No Fee. Only the $95 pre-listing setup and the $25 per-offer writing fee are charged upfront.
Who pays the transaction coordinator fee?
Usually the agent, from commission at closing, or the client on the settlement statement when the agent's agreement provides for it. Reign TC invoices at closing either way. We also accept Zelle, Venmo and PayPal.
How fast do you open a new file?
The same business day. Send the executed contract through Start a File and we open the file, extract every date, and send the intro emails to all parties.
What does Reign TC handle on a file?
File opening and date extraction, intro emails to every party, deadline tracking and reminders, disclosure and addendum coordination, lender, title and escrow follow-up, HOA resale package and CIC tracking, signing coordination, closeout emails and brokerage compliance uploads, plus live agent and client portals.
Do you work with my brokerage's compliance system?
Yes. We work in SkySlope, Dotloop, Backagent, Transaction Desk and Remine Docs+, and follow your brokerage's compliance checklist for every upload.
Is Reign TC a licensed transaction coordinator?
Yes. Lexi Barraza is a licensed Nevada real estate professional and the TC of record on every file, with a team handling paperwork and compliance. Reign TC LLC, NV License S.0196467.
Do you cover Henderson and North Las Vegas?
Yes. We coordinate files across all of Clark County from our Las Vegas office, including Henderson, North Las Vegas, Summerlin and Boulder City.
Do you offer team or brokerage pricing?
Yes. Teams and brokerages that send consistent volume get a flat team rate. Ask on the discovery call.
Do you write offers?
Yes. Offer writing is $25 per offer, paid upfront: send us the terms (and the pre-approval letter on a financed offer) and we draft the purchase agreement and addenda, send it for your client's signature, and deliver it to the listing agent if you want.
What do my clients see?
A branded client portal with milestones, key dates and documents for their transaction, so they always know what's next without having to ask. You stay their point of contact.
